Outline plans for student buildings on the former Church Garage car showroom premises on St Denys Road have been submitted.

Agent Fortitudo says in planning documents the outline application is to demolish the existing building and erect two three-storey student accommodation buildings, a single storey building comprising communal facilities, and ancillary infrastructure including cycle and bin stores.
Two previous applications to build flats on the St Denys Road site have been rejected. As reported, the last was to build 35 flats across two blocks, which was thrown out largely as it was considered “an over-intensive form of development” a year ago. This was a resubmission of a proposal for 48 flats, which was rejected in 2021.
Still marked as “Awaiting decision” on the council’s planning portal is a retrospective change of use application from June of this year for the 21 - 35 St Denys Road site, from car sale and workshop premises to cruise car parking – previously reported here.
The new application for student buildings comes after initial plans for a 500-bed student development in the ward, to replace Portswood Shopping Centre, were made public last month by a different developer.
